Prices climb. Inventory grows. Market rebalances.
The Pocono / NEPA region closed the first half of 2026 with fewer transactions but noticeably more choices for buyers. Homes sold YTD fell 10.6% compared to last year, while active listings climbed 10.5% year-over-year to 651. Well-priced homes are still moving fast — the median time on market for a June closing dropped to just 18 days, down 25% from a year ago. Median sale price rose 8.17% in June alone, pushing the year-to-date median to $329,000, up 6.13% from this time last year. Sellers are still landing close to full price, with June's sale-to-list ratio holding near 95%. The absorption rate has climbed to 5.31 months of supply, moving this market out of strong seller's territory and into balanced ground for the first time in over a year. |

What These Numbers Mean
Absorption rate: how many months it would take to sell all current inventory at the current sales pace. Fewer months favors sellers; more months favors buyers. Median sale price: the true middle of all closed sales — half sold for more, half for less. The most reliable read on typical home values. Average sale price: the mathematical average of all closed sales, which a handful of very high or very low sales can pull in either direction. |

Why the average sale price ($394,578) is higher than the median ($325,000) this month: June saw a surge of upper-bracket closings, including 32 homes at $500K+ — up 39.1% from last June — alongside 30 sales in the $300K–$399K range. Those high-end closings pull the mathematical average up. The median remains the cleaner read of where the typical Pocono buyer is transacting, especially in a month with this much spread between entry-level and luxury sales. |

The absorption rate rising from 3.37 to 3.86 months YTD, and to 5.31 months in June alone, confirms it: this market is no longer accelerating toward sellers, it's leveling out. |

Buyers here are coming from the New York metro, New Jersey, and the Philadelphia corridor — and their decisions are driven by lifestyle and timing as much as mortgage rates. A buyer who has been dreaming about a Pocono getaway for three years is not going to walk away because rates are at 6.75% instead of 5.5%. They're going to buy when the right property comes available. This region covers an enormous range of property types — from entry-level lots and community-lake cottages to lakefront estates on Lake Wallenpaupack, vacation communities across Pike and Monroe Counties, and year-round single-family homes throughout Wayne and Carbon Counties. June's data captures a market in transition. Prices are still climbing, but the balance of power between buyers and sellers is shifting. Homes sold YTD fell 10.6% while the median price rose 6.13%, a combination that speaks to selective, well-qualified demand rather than volume-driven momentum. For sellers, pricing accurately still matters more than ever. For buyers, more inventory and a cooling absorption rate mean a little more breathing room than a year ago.
