Compared to July, August's number appears to have eased back slightly from its summer peak, but it remains well above the tight conditions seen earlier in 2026. That's not a one-month blip. It's the continuation of a trend that's been building steadily since May.
Pricing tells a related but distinct story. The YTD median sale price is up over 10% from last year, a strong number on its face. But August's own median came in below August 2025's, and it also appears softer than July's reading on the chart. In a market with this much month-to-month swing in a lower-volume category like ours, a single month's number moves easily when a handful of higher- or lower-priced homes close. The YTD figure is the more reliable read of where values actually stand.

The market has shifted since spring, and that shift matters most in how you price. Earlier this year, an aggressive list price could still find a buyer quickly because inventory was so tight. That cushion has thinned. With supply now above 6 months, pricing accurately from day one is what separates a home that sells in weeks from one that sits and eventually needs a reduction. The good news: well-prepared, correctly priced homes are still closing faster than they were a year ago, and the $500K and up segment continues to see strong buyer engagement.
