The lifestyle the buyers imagine having and why it should matter to sellers and homeowners…..
If you’ve spent any time around Lake Wallenpaupack, you’ve felt it, lake life no longer follows a short summer window. In 2026, the calendar extends well beyond July and August, reaching into spring mornings, fall weekends, and quiet winter escapes. That evolution matters, not just for getaways, but for how buyers imagine living here. This matters if you are considering selling your home. Capturing how life actually is in the time you have owned your home and experienced life at the Lake or anywhere in the Poconos can influence the sale of your home. Positioning your home as part of a true four-season Pocono lifestyle is more important than you think.
The question people and potential buyers are asking more than ever:
Is Lake Wallenpaupack and the Poconos truly a four-season place, or just a summer escape?

The answer, increasingly, is yes, and here’s why.
When I’m touring homes with buyers from Greater Philadelphia, North Jersey, or New York, the conversation looks very different than it did even a few years ago. It’s no longer just about bedroom count, dock permits, or lake rights. Buyers are evaluating how a home fits into real life beyond summer.
- “Will we actually use this place in winter?”
- “Is there enough to do when it’s not peak summer?”
- “Is there enough variety and rhythm to make ownership feel worthwhile all year?”
- “Will our friends want to visit in February, April, or October?”
Those questions tell me everything! People aren’t just buying houses anymore, they’re buying a lifestyle that needs to work beyond a few perfect summer weekends. For sellers, this shift is critical, because these lifestyle questions are often what separate listings that move confidently from those that quietly stall.
2026 is going to be an amazing year in the Poconos. So many events and plans are in the making and if you are looking to expand your experiences, I have created a 26 in ‘26 list somewhat chronologically for you to consider and share with your friends.
No matter who you are… this list is for you!!
26 Must Do Bucket List Experiences in 2026:
Lake Wallenpaupack
and
The Pocono Lakes Region
This 26 Must Do Bucket List Experiences in 2026 defines what living, visiting, and what it feel like to own a property around Lake Wallenpaupack and across Hawley, Milford, Honesdale, Greentown, Hamlin, and along the Delaware River and Lackawaxen River corridors.
Some experiences are well-known, others fly under the radar. Many include dates when available, others follow seasonal rhythms locals plan around every year. (Go online and search for updates!) Together, these experiences paint a clear picture of why this area continues to attract second-home buyers, retirees, and full-time residents who want more than a short summer fling with lake life.
Whether you’re planning future visits, evaluating a purchase, or thinking about how to position your home for sale in 2026, this list reflects the way I help clients make smart decisions here, by understanding what buyers are actually buying into now: a four-season lifestyle, not just a summer address.
